A dedicated workspace with an L-shaped desk and external HDMI monitor makes it perfect for remote work or trip planning.
For added fun, a private game area features air hockey, tic-tac-toe, and a dart board - great for downtime between exploring Speedway and downtown Indy.
The kitchenette is stocked with a fridge/freezer, microwave, and coffee maker, plus dining for four at the bar top or dining table.
A full bathroom with stand-up shower and fresh linens completes the space.
Guests have shared access to the backyard oasis, which includes a hot tub, fire pit, hammock, grill, and multiple seating areas. Please note: the front porch is reserved for upstairs guests only.

- Please be respectful of the property. Damages and excessive cleaning may result in additional fees
- Please note that if you smoke inside the property, there will be an additional $250 fee to cover the costs of removing the smell.
Also, please note that there is no thermostat control for this unit. It is a basement unit and does tend to be on the cool side. Additional blankets have been provided for your comfort.
Unauthorized Pet Policy:
This property is a strict no-pets home. No animals of any kind are permitted on the property unless explicitly approved in writing prior to arrival. This includes pets, emotional support animals, or animals belonging to visitors.
Because the home is maintained as a pet-free environment for guest comfort and allergy safety, the presence of any unauthorized animal requires additional cleaning and allergen remediation beyond our standard turnover procedures.
If an undisclosed or unauthorized animal is brought onto the property, the guest agrees to be responsible for the additional cleaning and remediation required to restore the home to its pet-free standard.
The minimum charge for unauthorized pet remediation is the greater of $250 or $50 per night of the reservation, reflecting additional labor, extended cleaning time, upholstery treatment, and allergen mitigation required in a pet-free home.
Amenity Availability & Maintenance Policy:
We make every reasonable effort to ensure that all listed amenities are available and functioning for the duration of your stay. However, like any well-maintained home, occasional issues with appliances, utilities, or amenities may occur unexpectedly.
By booking this property, you acknowledge and agree that temporary interruptions to non-essential amenities (including, but not limited to, washers, dryers, dishwashers, microwaves, entertainment systems, fireplaces, hot tubs, pools, outdoor features, or similar conveniences) do not constitute grounds for refunds, discounts, or partial reimbursement.
In the event of an issue, we will act promptly and in good faith to assess and address the problem as quickly as reasonably possible. Any compensation offered, if any, is solely at the host's discretion and is not guaranteed.
Essential Services Clarification:
Essential services (such as electricity, running water, heating/air conditioning during extreme weather, and safe access to the property) are handled in accordance with Airbnb's policies. If an essential service is materially unavailable for an extended period, Airbnb may determine appropriate accommodations in line with platform guidelines.
Temporary inconvenience, delayed repairs due to parts availability, weather conditions, vendor schedules, or local travel restrictions do not automatically qualify as material impact to stay.
Hot Tub & Specialty Amenities:
The hot tub, pool, and other specialty amenities are provided as a courtesy and are subject to maintenance, weather conditions, and health/safety requirements.
Temporary shutdowns for maintenance, safety, weather, or water-quality reasons may occur without notice and do not qualify for refunds or discounts.
Guests acknowledge that these amenities are not guaranteed and should not be the sole reason for booking.
Appliance & Household Equipment:
Household appliances are provided for guest convenience. In the event an appliance becomes temporarily unavailable, we will make reasonable efforts to repair or replace it, but availability of technicians, parts, and local conditions may affect timelines.
Guests acknowledge that short-term appliance outages are a normal risk of residential properties and do not automatically warrant compensation.
Communication & Resolution Expectations:
We are always happy to address concerns raised respectfully and promptly. Attempts to demand compensation, threaten negative reviews, or pursue chargebacks as leverage are not an acceptable form of resolution and may be escalated to Airbnb for review under platform policies.
